Overview
Following the devastating wildfire that destroyed much of Greenville in 2021, this project aims to support the town’s regeneration by rebuilding a key downtown corner site. The landowner, committed to reinvesting their insurance payout into the local area, sought to create a development that both honours the town’s pre-fire architectural character and reinstates essential community functions.
Site & Context
Located at the main crossroads in Greenville’s town centre, the site holds symbolic and functional importance. Its position makes it a natural anchor for community activity, with potential to re-establish a vibrant and inclusive civic heart for the town.
Design & Strategy
The development strategy prioritised financial resilience. A tailored pro forma was prepared to enable delivery without burdening the landowner with debt during construction. The approach proposed using the insurance payout and raising external investment for construction. Once stabilised, the building would be refinanced to repay investors—minimising long-term liabilities while preserving ownership.

Impact
This project is designed to act as a catalyst for Greenville’s recovery—providing essential local services while encouraging further private and public investment in the town. The scheme incorporates multiple small-scale commercial and civic uses to ensure flexibility and resilience, aligning with the gradual return of residents and businesses.
