Overview
Plot 208A is a significant residential-led, mixed-use development within Stage 2 North of the Barking Riverside regeneration masterplan. Delivered by Bellway Homes, the scheme comprises 440 new homes—including 154 affordable units across London Affordable Rent and Shared Ownership tenures—alongside 230m² of commercial floorspace and a 114m² residents’ gym. The development aims to deliver a sustainable, high-quality urban neighbourhood that supports the broader vision of Barking Riverside as a vibrant, inclusive community.
Site & Context
Occupying a 1-hectare site on land formerly part of the Barking Power Station, Plot 208A is one of seven key development parcels in Stage 2 North. The site sits directly adjacent to The Boulevard, a major east–west green corridor, and is strategically positioned within walking distance of the Barking Riverside Overground station and the Thames Clippers river bus pier—ensuring strong multimodal connectivity and long-term resilience.
Design & Strategy
Designed by Stockwool Architects, the scheme offers a balanced mix of 1, 2, and 3-bedroom homes to cater to a range of housing needs. The massing reaches heights of up to 60 metres, carefully located to preserve daylight and minimise overshadowing of adjacent blocks. A key corner of the site is detailed to serve as a gateway marker into Stage 2 North, contributing to a legible and cohesive urban character. Sustainable urban drainage systems (SuDS), generous landscaping, and walkable public realm elements are embedded throughout the layout to enhance ecological performance and promote well-being.

Our design management role was critical in optimising the site’s development potential while maintaining contextual sensitivity. Increased density was achieved through strategic placement of building height and massing, ensuring minimal impact on adjacent occupied plots. The scheme strengthens the identity of Stage 2 North with a distinctive gateway corner and contributes to the broader regeneration objectives—supporting housing delivery, local economic growth, and high-quality placemaking across Barking Riverside.
